A homeowner off Town Center Blvd spotted a brown water stain spreading across a dining room ceiling after a heavy storm. Here's what we found and how we fixed it.
We traced the stain up into the attic and found a cracked plumbing vent boot on the roof — not a roof leak, but a failed rubber boot that had dried out in the Florida sun. Every rain was sending a slow trickle down the vent pipe and soaking the drywall from above. The ceiling stain was the symptom; the boot was the cause.
Fix
We replaced the vent boot with a storm-rated one, let the drywall dry fully, cut out the soft stained section, and patched it with fresh board and three coats of mud sanded smooth. We feathered the repair so it blends into the surrounding texture.
Result
Through the rest of storm season the ceiling stayed bone dry. Because we fixed the boot and not just the stain, what would have been a recurring brown patch is now a ceiling you can't even find the repair on.

An out-of-town chain doesn't know that the clay soil in Middleburg shifts more than the sandy soil near Fleming Island. They don't know the storm-season routine — checking plumbing boots, securing loose flashing, clearing gutters before June. We do, because we live and work here.
